The Batman House, independent apartments in the heart of the Val Fontanabuona

The Batman House is a centuries-old dwelling in the heart of Ferrada, the main hamlet of Moconesi, in Val Fontanabuona. A building that bears the marks of time on its original stone facade, which has remained intact as a testimony to a history spanning centuries, but inside it tells a new story.

The renovation has respected the soul of the building while radically transforming it from an energy and technology perspective. Thermal insulation, a fully insulated roof, photovoltaic system, and modern climate control systems have brought the structure to energy class A: warm in winter without waste, cool in summer without effort.

A rare achievement for such an ancient property - Proof that tradition and innovation can coexist when work is done with care.

Apartments

All units offer modern comforts, well-maintained environments, and access to the property's outdoor spaces, creating a perfect balance between Ligurian authenticity and contemporary convenience. Below is a brief presentation of the three apartments, of which the first two are available for short-term rentals and holiday stays.

Batman

Second Floor

The Batman apartment is a cozy and bright nest on the second floor of the house. Double bedroom with comfortable bed and quality linen, storage room, modern bathroom with large shower and contemporary finishes.

 

The living area includes a living room with sofa bed, flat screen television and fully equipped kitchenette with induction hob, refrigerator, oven, utensils, and tableware. Washing machine, dryer, espresso coffee machine, kettle, air conditioning, autonomous heating, and Starlink WiFi.

 

Access to the shared garden with barbecue under a pergola. Ideal for couples or single travelers seeking tranquility and independence.

Robin

First floor

The Robin apartment is located on the first floor and offers larger spaces, suitable also for small families. Two bedrooms — one double and one single — plus a storage room useful for luggage and equipment.

Complete modern bathroom, living area with sofa bed, equipped induction kitchen, television, washing machine, dryer, coffee machine, kettle, air conditioning, independent heating, and Starlink WiFi. Like Batman, access to the garden and barbecue under the pergola. Perfect for families with children or for anyone traveling with a friend and wanting their own space.

Alfred

Ground floor

The Alfred apartment is the coziest of the three and is located on the ground floor, with direct access to the garden from the French doors of the double bedroom and the living room.

Single bedroom, modern bathroom, living area with sofa bed, equipped induction kitchen, television, washing machine, coffee machine, kettle, air conditioning, independent heating and Starlink WiFi. The direct access to the outside is its strong point: you leave through the French door and you are in the garden, just steps from the barbecue and the pergola. Up to 3 guests thanks to the sofa bed in the living room.

THE GARDEN

The garden is the shared space that connects the three apartments. It offers a barbecue area covered by a wooden pergola — perfect for evening barbecues — and a play area for children.

It is not a park and has no panoramic views, but it is a quiet and sheltered corner where you can be outdoors without the noise of the street. Three private parking spaces are available within the property.

Our Story

The House of Batman is not a name invented by a marketing agency. It is the affectionate nickname that the De Ferrari family has given to this centuries-old residence in the heart of Ferrada, renaming the three apartments with the names of characters from Gotham City.

The building has been linked to the history of the De Ferrari family for generations.

Ernesto and Maria made it the family home; their children Gildo and Norma grew up there, and the Inn Nonno Puin e Lalla Norma — which today stands next door — bears their names as a tribute to an unbroken tradition of hospitality. “Puin” in Genoese dialect means godfather: that's how the grandchildren, now owners of the inn, called grandpa Ernesto. “Lalla Norma” is Aunt Norma — lalla, in the valley's dialect, means aunt. Family names, not hotel names.

But the history of this place goes much further back. The building stands on Via Cristoforo Colombo, and the name of the street is not a coincidence. According to historical research documented in the 1992 Raccolta Colombiana, Christopher Columbus's grandfather — Giovanni Colombo — was originally from Moconesi. The navigator's father, Domenico, lived for a long time in Val Fontanabuona before moving to Genoa, and in Terrarossa di Moconesi, there is still today the house attributed to the Colombo family. An unswerving local tradition holds that the Columbus family stayed in this area of Ferrada before heading to the city. Whether history or legend, the connection between this valley and the greatest navigator in history is real and documented.

 

Why “the Batman House”?

Batman is the most human hero that exists. He has no superpowers, he wasn't born on another planet, he wasn't bitten by a radioactive spider. Bruce Wayne becomes Batman through willpower, discipline, and the courage to face his fears — as Christopher Nolan tells in Batman Begins, the film that redefined the character.

The owner of this house is a Batman enthusiast and wanted to dedicate this home to him for a specific reason. With humility and without heroic comparisons, he believes that the journey of the De Ferrari family — from the ancestors who built these stone walls to today — represents something similar: a journey made of sometimes difficult choices, sacrifices, moments when it would have been easier to give up.

   
But every generation has added something, improved, built upon the work of those who came before. Like Batman, who is not born a hero but becomes one, step by step, through a hard and personal journey. The House of Batman is a tribute to this spirit: the belief that with commitment and determination, one can always become something more.

The renovation aimed to honor this dual legacy: the stone walls that have witnessed centuries of history, and the technology that looks to the future. The facade remains as it always was. Inside, everything is new. It's like saying: the Batman House has Columbus's roots and the heart of the twenty-first century.
